What is a property inspection?

A property inspection is a comprehensive and methodical visual inspection of a property, its structure, design, fittings and fixtures. It provides essential information on the property’s condition so that an informed decision can be made as to its value and suitability for purchase.

A property inspection pays particular attention to areas of concern and can identify potential problems or defects early on, avoiding costly repairs down the track.

Why do you need a property inspection?

The purchase of a home or investment is one of the most importance investment decisions you will ever make, therefore, it is advisable that you make an informed decision based on all the facts before you buy. In doing so, you can avoid costly repairs and/or disputes during the transfer process and be assured that the price you pay for the property is fair and reasonable. After the inspection, you have a much clearer understanding of the property, and are able to make a confident buying decision.

Can you do it yourself?

The average buyer does not have sufficient knowledge to undertake the technical aspects of a property inspection, therefore it is best to obtain an impartial third-party opinion by an expert in the field of property inspection. In addition, many buyers find it very difficult to remain completely objective and unemotional about a house they really want, and this may affect their judgment.

Can a house fail a property inspection?

A professional property inspection is an examination of the current condition of a property. It is not uncommon that LYNC Buyer’s Agents will fail a property inspection due to poor physical condition, defects, flood risk and other determining factors. In this instance, we will advise the buyer to reconsider the purchase based on the findings.

When do you need a property inspection?

The property inspection should take place before you sign an offer to purchase, or a clause inserted into the contract for the inspection to take place within 14 days. Please note that property inspections performed by LYNC Buyer’s Agents are not a building or pest inspections. These inspections should be undertaken by qualified builders and pest inspectors and are a must when purchasing property in Queensland.
